The Raleigh Area Development Authority (RADA) is concerned with the technical assistance and financing needs of owners of commercial real estate in low and moderate income communities.
Supportive services include
- market analysis,
- predevelopment financing, and
- loan packaging.
RADA staff may also assist in identifying development team members and investors for property owners with developable real estate.
Whether considering development options for vacant land, or repositioning of an existing commercial center, RADA staff has the experience and capability to assist developers, property owners, and lenders. A licensed commercial real estate broker is on staff to assist both sellers and buyers of commercial property.
Predevelopment Loans
RADA provides loans to property owners to assess development options, including Phase I environmental studies, land surveys, structural engineering evaluations, and commercial appraisals. Loans are secured by the affected real estate, and are amortized over a maximum 12 month period. Evidence of ability to repay is required.
Consulting Services
Understanding real estate values, development options, and issues associated with selling or purchasing property often requires a licensed real estate agent. RADA staff can provide advisory services to land owners and investors on a fee or commission basis.
Loan Packaging
RADA staff works with local banks and other financial institutions to assist property owners and investors in securing acquisition and development financing. Our services include assistance with preparation of loan applications, and presentation to lenders. A fee is typically paid to RADA if a loan is secured.
